The VA Home Loan Program: Benefiting Vermont Veterans Home to famous skiing resort, Mount Snow, the Deerfield Valley Region has been attracting outdoors enthusiasts for years. Because of Vermonts close proximity to many of New Englands military bases, the state is also a popular place of residence for veterans and active duty service members. Vermont offers military members numerous benefits and those seeking to own a home in the state are afforded the unique opportunity of doing so through the VA Home Loan program. What is the VA Home Loan Program? The VA Home Loan program was established in 1944 to provide veterans and active duty service members with a home financing option that was especially designed to fit their financial needs. Since its inception, the program has helped nearly 19 million military members achieve homeownership. Why Choose a VA Home Loan? The VA Home Loan program is unique as it insures part of each loan given which allows lenders to provide benefits to military members that they would most likely not be able to obtain through a conventional lending program. Highly sought after benefits accompanying the VA Home Loan include:
  • Zero down payment required
  • Competitive interest rates
  • Flexible mortgage terms
  • No mortgage insurance required
Eligibility For a service member to be eligible for the program, they must have served on active duty for 90 days during wartime or 181 days during peacetime. National Guard members are also eligible if they have served at least six years. Any service member who received a dishonorable discharge is not eligible for the program. Spouses of fallen soldiers may be eligible for the program as well. After determining eligibility, a Certificate of Eligibility (COE) is needed. Your COE can be acquired through the VAs website or by contacting a VA home loan specialist. In most cases, a VA specialist can streamline the process and receive the certificate quicker than going through the VA. Most VA lenders require a credit score of 620 or better, but lower credit scores and applicants with a bankruptcy on their record have been funded in the past.
