Some questions your Realtor should be asking:

Why are you buying and is now the right time? Learning WHY you are buying a home at this specific time is very helpful in tailoring your real estate agents services to fit your needs.  It will also help them determine how many hours they can expect to work.  For instance, some people may be looking for a REALTOR® way before they begin the search, while others may wait until the last minute.  Everyones timing is different. How many houses have you already seen and what are your 3 favorite areas? Your agent will gaina better understanding of your recent real estate experience and at the same time, they can find out if you have already been working with another agent.  Listing your 3 favorite areas (slopeside, condo, or single family development, etc.) is an easy way to begin discussing the importance you place on your demographics, vacation or primary home and where they want to live. If we found your perfect home tomorrow, what would you do? They should ask this question so they can evaluate your readiness to actually move and better grasp your preferred timeline.  If they are speaking with a first-time home buyer, they can use this moment to go over the closing process and any other details you need to know about buying a new home. Are you working with a lender? Now they can make an easy transition into a financial conversation.  This is a great opportunity to learn whether or not you are pre-approved.  If you have not been pre-approved, your Realtor can suggest a lender of your choosing. What would be a deal breaker? Decide what you DONT want.  Specifically, what features, or lack of, would immediately rule out a home?  This will save you tons of time and energy when finding the best home. Everyone has different preferences when it comes to their next home, and understanding what to omit speeds up the buying process.
